Terms and conditions
These terms and conditions apply to all reservations, bookings and stays at the B-SIDE holiday home, located at Guido Gezellelaan 83, 8210 Loppem, hereinafter referred to as ‘the landlord’. By making a booking (directly, via the website or via external booking platforms), the guest (hereinafter referred to as “the tenant”) declares that they agree to these terms and conditions.
Booking and payment
A booking is final as soon as the landlord has confirmed it in writing, via the website, a booking platform or by email.
Deposit: A deposit of 30% of the total rental amount must be paid within 7 days of receiving the booking confirmation.
Balance: The remaining amount (including any additional costs and the security deposit) must be received by the landlord no later than 2 weeks before the arrival date.
For bookings made within 2 weeks of arrival, the full rental amount (100%) must be paid immediately upon booking.
If the payment deadlines are not met, the landlord reserves the right to cancel the booking. In such cases, the deposit already paid will not be refunded.2.
Security deposit
The security deposit for the house is 400 euros.
This security deposit must be paid in advance, together with the balance.
For last-minute bookings, the deposit must be paid as soon as possible. If electronic payment is no longer possible, the deposit must be paid in cash on arrival.
Access to the holiday home will not be granted until the deposit has been paid.
The deposit will be refunded no later than 7 working days after the departure date, provided the holiday home has been left in good condition, in accordance with the house rules and without any damage or missing items.
Any damage or additional cleaning costs resulting from failure to comply with the rules will be deducted from the deposit. If the cost of the damage exceeds the deposit, the tenant is obliged to pay the balance.
Cancellation Policy
If the tenant cancels the reservation, the following terms apply:
Free cancellation up to 5 days before arrival.
Cancellation within 5 days before arrival: the guest will be charged 50% of the total amount.
In case of a no-show, the total price of the reservation will be charged.
Arrival and departure times
Arrival (check-in): The holiday home is available from 2.00 pm on the day of arrival.
Departure (check-out): On the day of departure, the holiday home must be vacated by 12.00 noon at the latest.
Occupancy and house rules
The holiday home is suitable for a maximum of 6 people. It is not permitted to stay or sleep in the property with more people than specified at the time of booking.
The tenant and their party must adhere to the house rules (which are available in the property and have been communicated in advance).
Strictly prohibited: Smoking indoors, bringing pets, organising parties/events, and the stay of minors without adult supervision.
In the event of a serious breach of the house rules or disturbance to the neighbourhood (in the residential area), the landlord has the right to terminate the tenancy agreement with immediate effect and to deny access to the property, without refund of the rent.
Bicycle safety and storage
When leaving the holiday home, all windows and doors must be closed to prevent water damage (from rain) or theft.
For fire safety reasons and to prevent damage, bicycles must only be stored in the designated, locked garage. It is forbidden to bring bicycles into the living areas of the property.
Liability and damage
Staying in and around the B-SIDE holiday home is entirely at the tenant’s own risk and that of their guests.
The landlord accepts no liability whatsoever for loss, theft, damage or injury caused to tenants or their property during their stay, unless there is gross negligence on the part of the landlord.
Upon arrival, the guest must inspect the property and immediately report any damage not caused by them.
The tenant is jointly and severally liable for all damage caused by themselves or their fellow guests to the property, its contents and the associated garden/garage. Any damage must be reported to the landlord immediately.
Force majeure
If the landlord is unable to make the property available due to force majeure (such as natural disasters, extreme weather conditions, serious damage to the property caused by fire or water damage, government measures or network failures), the tenant will be notified immediately. In such cases, the landlord will refund the full amount already paid. However, the landlord shall never be liable for any additional compensation (such as travel tickets already booked or alternative transport).
Governing law
This agreement is governed exclusively by Belgian law. Should a dispute arise, we will make every effort to resolve it through mutual consultation. If this proves unsuccessful, the dispute will be referred to the competent court of the judicial district of West Flanders, Bruges division.
